How much does a bioclimatic pergola cost: what drives the price
The price of a bioclimatic pergola is not a figure per square metre: it comes from five items — structure and louvres, installation and anchoring, rainwater management, motors and accessories, design and after-sales — and changes with the site, the enclosures and the drawing. In this guide Michelessi, stone masons in Aprilia since 1976 who sell and install Gibus, KE Outdoor Design and Pratic pergolas, explains each item and how to compare two quotes on the same drawing. Site survey and quotation are free across Lazio.

How much does a bioclimatic pergola cost: the honest answer
A bioclimatic pergola has no list price: every structure is cut to the size of your terrace or garden, to the model chosen from the Gibus, KE Outdoor Design and Pratic ranges, to the enclosures and the accessories. Michelessi, in Aprilia on the Via Pontina between Rome and Latina, sells and installs the pergolas of the three manufacturers and does not publish figures: it puts them in writing after the site survey, item by item, on a drawing you can compare with any other offer. The price is the sum of five items.
| Item in the quote | What it includes | What makes it change |
|---|---|---|
| Structure and louvres | Posts, beams, louvres, coating | Louvre mechanism, size, modules, colour |
| Installation and anchoring | Survey, fixings, assembly by our own team | Terrace or garden, wall-mounted or free-standing, access |
| Rainwater management | Gutters, downpipes, drains | Where the water can go |
| Motors and accessories | Motor, sensors, lights, zip screens, glass walls, heating | Number of enclosures, lights, control |
| Design and after-sales | Site survey, 3D design, paperwork, warranty, service | Condominium, protected areas, documents for the tax deduction |
To understand the structure first: bioclimatic pergola: what it is and how it works. If you are still choosing between a louvred pergola, a retractable-fabric pergola, a fixed canopy, a gazebo or a veranda, the guide bioclimatic pergola or pergotenda: differences, canopy, veranda sets the types side by side; the whole department is at Pergolas.
Why a price "per square metre" tells you almost nothing
The cost per square metre is a very frequent question and also the least useful one: two pergolas with the same surface can have quotes far apart. A 3x4 pergola attached to the house, on a level garden and with no enclosures, and a 3x4 free-standing pergola on a fourth-floor terrace, with glass walls and zip screens, cover the same area but are not the same job. A price per square metre, even when you find one online, describes at most the bare structure. There are three technical reasons:
- Modules do not grow in proportion. Each model has a maximum width and projection per module; beyond those sizes a second module is added, with its own posts and motor. A 6x4 is not "twice" a 3x4: it is a different structure.
- The site weighs as much as the pergola. A condominium terrace calls for a load check, anchors that respect the waterproofing and a site agreed with the building administrator; a garden calls for anchoring suited to the ground and a drain.
- Accessories change the total. Glass walls, zip screens, lights, sensors and heating have nothing to do with square metres and can weigh as much as the structure.
Item 1 — Structure and louvres: adjustable, retractable or overlapping
The first item is the pergola itself: posts, beams and powder-coated aluminium louvres. It changes mostly with the louvre mechanism, and the catalogues of the three manufacturers offer three:
- adjustable: they rotate to dose light and air and close in the rain;
- retractable, or stacking: they gather to one side and leave the sky open;
- overlapping, offered by Pratic: movable louvres that slide over fixed ones.
Some models combine two, such as Gibus Velvet and KE Kedry Skylife, which are adjustable and retractable at once. The full list, brand by brand, is on the page what it is and how it works and in the guide Gibus vs KE vs Pratic: how to choose. Here one practical rule counts: the quote must spell out the model name in full, because the model fixes the mechanism, and so the item.
The same item also contains:
- colour and finish: a standard-chart shade, a RAL on request or a smooth or textured finish do not weigh the same in the quote;
- coating for the seaside: on the coast at Anzio, Nettuno, Sabaudia or Terracina the pre-treatment against salt matters (Gibus and Pratic declare Qualicoat coatings with Seaside pre-treatment);
- configuration: wall-mounted with two posts, free-standing with four or six, several modules side by side, as in wall-mounted and free-standing pergolas.
Item 2 — Installation and anchoring: terrace or garden, wall-mounted or free-standing
Installation is the item most often missing, or hidden, in quotes found online. Michelessi does it with its own team, the same one that lays stone paving and builds stone outdoor kitchens, and writes it as a separate item. The whole path, from survey to installation, is on the page bespoke pergolas: survey, 3D design and installation.
- Terrace or garden
- On a terrace we check the load capacity of the slab, fix the posts without harming the waterproofing and organise the lifting of the profiles. In a garden we check the ground and plan the rainwater drain at ground level.
- Wall-mounted or free-standing
- A wall-mounted pergola rests on the house wall with two posts and a wall profile; a free-standing one has four or more posts and no tie to the façade. In a condominium the façade is normally a common part: the condominium rules may set conditions and the administrator must be informed before the work starts (guide: pergola on a condominium terrace).
- Access and site
- A courtyard in central Rome, a narrow staircase, a penthouse without a goods lift: each condition changes the people and equipment needed, and must be seen in person. That is why the site survey comes before the quote, not after.
Item 3 — Rainwater: gutters, downpipes and drains
With the louvres closed a bioclimatic pergola becomes a roof, and the water it collects has to go somewhere. The pergolas of the three manufacturers generally have perimeter gutters and downpipes built into the posts; the quote must say where the water ends up: in a garden soakaway, in the terrace drainage, in a channel under the paving. If we lay the stone paving, the drain is planned in the drawing; if the paving already exists, a surface run or a small building job is needed, to be described beforehand, not discovered on installation day.
Item 4 — Motors, sensors, lights and enclosures: the most variable item
This is where the difference between a cover and an open-air room is decided. The bioclimatic pergolas of all three brands are motorised and controlled by remote or by the manufacturer's app (Gibus Connect for Gibus; a smartphone and tablet app for KE; remote, app or voice control for Pratic). From here on, every addition is a line in the quote.
- Sensors for wind, rain, snow or sun, which close or open the louvres on their own: a safeguard when nobody is home.
- Lights: spotlights in the louvres, LED strips along the perimeter, RGB light, with adjustable brightness.
- Vertical zip screens: Gibus Click Zip with Mag Lock closure, KE Vertika, Pratic Raso that disappears into the profile; shading, blackout or transparent fabrics.
- Sliding glass walls: Gibus VEPA glazing, KE Line Glass, Pratic Slide Glass 60; toughened glass, on one or more sides.
- Comfort: heaters, sound system and misting (Gibus), MORE FTA-e underfloor heating (KE, for Kedry Skylife, Kedry Prime and Isola 3), Snow melt system for the louvres (Gibus, on Varia and Twist) and photovoltaic panels with Gibus Energy Pergola, described in photovoltaic pergolas.
How much does an enclosed bioclimatic pergola cost?
"Enclosed" means with zip screens or glass walls on one or more sides, and the enclosure item can be worth as much as the structure. Before the price, though, the permit picture changes: a pergola permanently closed on all sides may fall outside permit-free works and must be checked with the municipality. Details in pergola enclosures: sliding glass walls and zip screens.
Item 5 — Design, permits, warranty and after-sales
The last item, at Michelessi, includes the free site survey across Lazio, the 3D design by our technical office, which draws the pergola together with paving, outdoor kitchen and pool, and the check of the rules before the order.
On permits the answer must be given case by case. In many cases a bioclimatic pergola attached or annexed to the building, with movable or adjustable louvres and no permanently enclosed space, falls under Italy's permit-free works, "edilizia libera" (article 6, paragraph 1, letter b-ter of the Italian Building Code, as amended by the 2024 "Salva Casa" decree); the municipal building regulations, any landscape protection, the condominium rules and distances from neighbours still apply. A pergola permanently closed on all sides must be checked with the municipality. Conditions and court rulings are in our guide permits for pergolas in Italy; we tell you at the design stage, before ordering.
We state the manufacturer's warranty in the quote, together with the documents needed for the tax deduction (Manufacturer's Declaration for Gibus, Declaration of Performance for KE, the manufacturer's own for Pratic) and the after-sales service, which we provide ourselves from our premises in Aprilia.
Gibus, KE or Pratic: does the price change with the brand?
People search "Gibus prices", "Pratic prices", "KE prices", but the useful answer is a different one. Each of the three manufacturers has a range that goes from an essential model to one with enclosures built in: at Gibus from Joy, "simple and light", to Velvet Plus and Varia; at KE from Kedry Neos to Kedry Prime and Kedry Skylife; at Pratic from Sense to Opera, Brera and Connect. The right comparison is between models with the same mechanism and the same enclosures, not between brands. We do not rank them: we put the models in the same drawing, so that a difference in price matches a difference you can see. The ranges: Gibus pergolas, KE Outdoor Design pergolas and Pratic pergolas; the guide Gibus vs KE vs Pratic: how to choose puts the needs in a table.
Louvres, fabric or awning: quotes from different families are not comparable
The reasoning on price holds within the same product family. A pergola with adjustable louvres, a retractable-fabric pergola (pergotenda) with a stacking PVC roof, a folding-arm or drop awning, a fixed canopy or a veranda are different works: the roof, the mechanism and, for a canopy or a veranda, the building regime all change. A quote for one does not measure another. If the choice is still open, start from the comparison guide; once it is made, the method is the same as before: same drawing, same model, same enclosures.
Tax deductions change the final figure
In Italy a bioclimatic pergola may qualify for the tax deductions on solar shading if it meets the requirements set by ENEA, the national energy agency, but it is not an automatic right: requirements, rates, ceilings and deadlines are in our guide tax deductions for awnings and pergolas in Italy. In the quote we separate the items that can enter the application; whether your pergola qualifies is for your accountant to check.
How to compare two quotes on the same drawing
The safest way to tell whether a price is fair is to compare it with another on the same drawing. Ask both installers to quote the same thing and read the items in this order.
- Size and modules: width, projection, height, posts; a "4x4" can be one module or two.
- Louvres: adjustable, retractable or overlapping, and the same model if possible.
- Enclosures: how many sides, zip or glass, which fabric or which glass.
- Colour and finish: standard chart or special RAL, smooth or textured.
- Installation: included or not, and by whom; with or without lifting equipment.
- Water and power: drain included or excluded; who brings the electrical supply.
- Paperwork: who checks the municipality, the condominium and protected areas; who supplies the documents for the deduction.
- Warranty and service: the manufacturer's warranty stated in writing and who comes out after installation.
- Exclusions: paving, building works, electrical system, disposal. A lower price is often a price with more exclusions.
One design: pergola, stone kitchen, paving and pool
Items 2, 3 and 5 become simpler when the pergola is designed together with everything else. Michelessi has worked stone since 1976 and designs outdoor kitchens, paving and pool surrounds: the pergola enters the same drawing by our technical office and the same team installs it. In practice anchoring and drains are planned before the stone paving is laid; the outdoor kitchen, with a refractory-stone barbecue and a worktop in granite, quartzite or sintered stone, lines up with the posts and leaves the smoke the room it needs; there is one site, one contact and one quote with separate items. A kitchen under the pergola is outdoor furniture; if, however, the pergola is closed on all sides, the municipal technician's opinion comes before any order. We cover this in outdoor kitchen under a pergola and on the pages outdoor kitchens, paving and pools.
Three project examples: 3x4 on a terrace, 4x4 in a garden, 6x4 with a kitchen
The most searched sizes are 3x4, 4x4 and 6x4: they are project examples, not price-list entries, to see which items weigh in each case.
3x4 wall-mounted on a terrace in Rome
One wall-mounted module, two posts, adjustable louvres. Installation (load, waterproofing, lifting) and the condominium paperwork weigh most; a zip screen on the exposed side completes the project. Glass walls need careful thought, for the appearance of the façade and the distances from neighbours. To ask for in the quote: the check of the slab's load capacity, the lifting equipment and who deals with the administrator.
4x4 free-standing in a garden in Aprilia or Latina
Four posts, no tie to the house, rainwater drained at ground level. Structure, anchoring and lights weigh most; free-standing, the pergola also suits the pool edge. To ask for in the quote: where the water drains, how the posts are anchored to the ground and where the power comes from.
6x4 with an outdoor kitchen on the coast
Two modules side by side or one module with a longer projection, posts coordinated with the stone kitchen, glass on the windward side and zip screens on the others. Enclosures, the coating against salt and the coordination between pergola, paving and kitchen weigh most. To ask for in the quote: whether there are one or two modules, the coating cycle and who coordinates the three jobs. For care over the years: maintenance, wind, snow and winter.

How to compare two quotes for a bioclimatic pergola
- Same size and same modules
Check that width, projection, height under the beam and number of posts match: a "4x4" pergola can be one module or two. - Same louvre mechanism
Adjustable, retractable or overlapping; if possible the same model, with its name written in full. - Same enclosures
How many sides are closed, with zip screens or glass walls, with which fabric or which glass. - Same colour and finish
Standard chart or special RAL, smooth or textured finish; on the coast ask for the coating cycle against salt. - Installation included, and by whom
The installer's own team or a subcontractor, with or without lifting equipment, with the load and waterproofing check on a terrace. - Water and power
Rainwater drain included or excluded; who brings the electrical supply to motors and lights. - Paperwork and documents
Who checks the municipality, the condominium and protected areas; who supplies the manufacturer's documents for the tax deduction. - Warranty and service
Duration declared by the manufacturer, who comes out after installation and from where. - Exclusions
Paving, building works, electrical system, disposal of existing structures: a lower price is often a price with more exclusions.

Frequently asked questions
Frequently asked questions
How much does a bioclimatic pergola cost per square metre?
There is no reliable price per square metre: two pergolas of the same surface can have very different quotes, because the louvre mechanism, the number of modules, the installation site, the rainwater drain and above all the enclosures and accessories all count. Michelessi does not publish figures: it writes them after the free site survey, item by item, on a drawing you can compare with any other offer.
Does a 3x4 bioclimatic pergola cost much less than a 4x4?
Not in proportion to the surface. If both fit within one module of the chosen model, the difference lies in the profiles and louvres; if the 4x4 needs two modules, posts, motors and installation change. That is why we always ask for the real measurements and propose the model that covers the space with the fewest modules and posts.
How much does a bioclimatic pergola enclosed with glass cost?
Sliding glass walls are among the items that weigh most after the structure, and they grow with the number of closed sides, the height and the type of glass. Before the price, the permit must be checked: a pergola permanently closed on all sides may fall outside Italy's permit-free works and must be checked with the municipality. We verify this at the design stage, before ordering.
Gibus, KE or Pratic: which brand costs less?
We do not rank the brands, because each has a range that goes from an essential model to one with enclosures built into the structure. The useful comparison is between models with the same louvre mechanism, the same size and the same enclosures, placed in the same drawing. That is what we do in the quote, with the model names written in full.
Does the quote include installation?
Yes. Installation is done by Michelessi's own team, the same one that lays stone paving and builds stone outdoor kitchens, and it is a separate item in the quote, with lifting equipment if needed. Any exclusions, for example building works not agreed, the electrical system up to the supply point and the disposal of existing structures, are written in the quote.
Is the site survey really free?
Yes, in Rome, Latina and across Lazio. On that visit we take measurements and check what affects the price: walls, slab or ground, the possible drains, site access, the condominium and protected areas. From there come the 3D design and the written quote, with no obligation on your part.
How much does the colour affect the price of the pergola?
It depends on which shade is chosen: a standard-chart shade, a RAL on request or a textured finish can weigh differently in the quote, and it is worth asking in writing. On the coast the coating cycle matters more than the colour: Gibus and Pratic declare Qualicoat coatings with Seaside pre-treatment against salt, a detail worth specifying in the quote.
Do I need an electrician for a bioclimatic pergola?
Yes: motors, sensors, lights and heaters need an electrical supply, and the supply point must be planned in the drawing. In the quote we state where the line arrives and who brings it; if we also work on the paving or the outdoor kitchen, the chase is cut once, together with the rainwater drains.
Do tax deductions reduce the cost of the pergola?
It can, if the pergola qualifies as solar shading under the ENEA requirements in Italy: it is not automatic and must be checked case by case with a qualified technician. Rates, ceilings and deadlines are in our guide on deductions; check them with your accountant.
Why do two installers give different prices for the same pergola?
Almost always because they are not quoting the same thing: the model, the modules, the enclosures, installation included or excluded, the rainwater drain, the paperwork and the warranty change. Put the two quotes on the same drawing and read the exclusions: a lower price is often a price with more items left out.
Does a bespoke pergola cost more than a standard-size one?
The pergolas of all three brands are in any case made to the measurements of the project, within the maximums per module declared by the manufacturer: bespoke is the norm, not the exception. Solutions outside the scheme, such as irregular shapes, relocated posts or unusual heights, weigh more in the quote and must be drawn and checked with the manufacturer before the order.
How much does maintaining a bioclimatic pergola cost?
Routine maintenance is within your reach: lukewarm water and neutral soap with a soft sponge, never a high-pressure washer, and a check of gutters and downpipes at the end of autumn. Work on motors and sensors is done by our service team from Aprilia. Full instructions are in our guide on maintenance, wind, snow and winter.
