Pergolas in the Castelli Romani: we supply and install them from Aprilia

Michelessi, stone specialists in Aprilia since 1976, sells and installs bioclimatic pergolas, fabric pergolas, awnings and screens by the Italian makers Gibus, KE Outdoor Design and Pratic across the Castelli Romani, the Alban Hills towns south-east of Rome: Velletri, Albano Laziale, Marino, Frascati, Genzano di Roma, Ciampino, Ariccia, Grottaferrata and the neighbouring towns. Our technical office, which includes an in-house architect, designs the pergola in the same 3D project as the stone outdoor kitchen, the paving and the pool, and our own team installs it.

The Castelli lie north-east of our showroom at Via Pontina km 45.350. With villas, terraces with views and landscape protection, every project starts with a site survey and a check with the council. The whole department is in Bioclimatic pergolas, awnings and bespoke covers; the neighbouring area is covered in our page for Rome.

Which pergola for a villa, a terrace or a garden in the Castelli Romani

A bioclimatic pergola is an aluminium cover with a roof of adjustable louvres (louvred, or louvered in American spelling): open, they let air and light through; tilted, they give shade; closed, they keep the rain out. In the Castelli the choice depends more on where the pergola goes than on the brand.

SituationSuitable solutionWhat we check

Terrace with a viewA wall-mounted pergola with adjustable louvres and zip screens or glass walls on the windward sideLoad-bearing capacity of the slab, appearance, neighbours' views, protection rules

The types of cover are compared in Bioclimatic pergola: what it is and how it works and in Bioclimatic pergola or pergotenda, gazebo, canopy, veranda.

Permits for a pergola in the Castelli Romani: council and landscape

In many cases a bioclimatic pergola attached or annexed to the house, with a movable cover and no permanent enclosures, falls under free building activity (article 6, paragraph 1, letter b-ter, of the Italian building code, as amended by the 2024 Salva Casa decree); the final answer, however, rests with the council and, in a condominium, with the building's rules.

In the Castelli the landscape check often weighs more (Legislative Decree 42/2004): in many towns part of the territory may be protected, for example nature reserves, lake shores and historic centres, and the council confirms which. A sun-shading awning on terraces and private areas belonging to the house is excluded from landscape authorisation (Presidential Decree 31/2017, Annex A, item A.22); a bioclimatic pergola has no item of its own and in a protected area authorisation is normally required, even for a work that is free on the building side (as reported by LavoriPubblici, 3 July 2026). We tell you at the design stage, before you order. The full conditions, the enclosures and the case law are in Permits for pergolas in Italy; for a shared building terrace there is Pergola on a condominium terrace.

Wind, snow and sun in the Alban Hills: what to look at when choosing

Unlike the coast, the Castelli have no sea salt, but wind on exposed terraces and a cooler winter matter. In every project we state the data the manufacturer declares for the chosen model: wind class, snow load, sensors. In the Alban Hills three things matter most.

  • Wind: the terrace with the best view is often the most exposed, so zip screens or glass walls go on the windward side. For KE Outdoor Design, under standard EN 13561: Kedry Skylife, Kedry Prime, Kedry Plus, Keplan, Isola 2, Gennius Vega and Xtesa: class 6 declared (the highest); Kedry Neos class 5; Hydra class 3. For its zip screens Gibus states the Mag Lock system, for wind tightness.
  • Snow and cold: the winter is cooler than on the coast. Gibus offers the Snow melt system, which warms the louvres to prevent snow build-up, for Varia and Twist; Pratic declares rain, snow and wind sensors that close the louvres of the bioclimatic models; KE Outdoor Design gives a snow load of up to 350 kg/m², a general figure not tied to a single model: we state the figure for the chosen model in the project.
  • Sun: on terraces facing south, shade is the very reason for the pergola; the orientation of the cover and of the louvres is decided at the survey, looking at where the sun falls during the hours you will use the space.

The data declared by the three manufacturers, side by side, are in Gibus, KE or Pratic: how to choose. For strong wind, snow and hail, see Bioclimatic pergola maintenance: wind, snow and winter.

A pergola through the year in the Alban Hills: how it is used

A bioclimatic pergola is not something to fit and forget: the space changes with the seasons, and it is worth thinking about this at the design stage.

Spring and autumn
With the louvres half tilted the sun is softened and the air keeps moving. At the first shower the louvres close, on command or through the rain sensors, and the water runs down the drainpipes built into the columns.
Summer
Tilted louvres shade the table and the kitchen and let the air circulate; in the evening you can open them fully. The LED lights, optional and dimmable, accompany dinner outdoors.
Winter
With transparent zip screens or glass walls on the windward side you can sit outdoors even on cold, clear days, while the cover stays movable. Before the cold season a check of the louvres, drainage and sensors is worthwhile.
Strong-wind days
All three manufacturers offer wind sensors that make the cover react automatically; on very exposed terraces it is worth fixing or putting away light furniture.

An outdoor kitchen under the pergola in the villas of the Castelli Romani

Under a pergola in the Castelli you can install a stone outdoor kitchen: the kitchen is in refractory stone, steel or treated wood, with worktops in granite, quartzite or marble or in sintered stone, and the paving is stone chosen slab by slab. The pergola shelters whoever is cooking and protects the metal and wooden parts.

An example of a layout for a villa in the Castelli: the kitchen set against the house wall, the worktop and sink under the covered part, a long lunch table beside it, and the travertine or stone of the floor running on from the cooking area to the dining area. Where the barbecue and ovens, in refractory stone, stand in relation to the cover and the screens is decided in the project, following the manufacturer's instructions.

For us the kitchen is outdoor furnishing; if the pergola is to be closed on every side, we first ask the council's technical officer for an opinion. The full picture is in Outdoor kitchen under a pergola; see also stone outdoor kitchens, barbecues and ovens in refractory stone, paving and pools.

Pergolas for restaurants, inns and reception villas in the Castelli

For a venue with a garden or terrace, a pergola gives shade and shelter, and transparent zip screens extend the season. On private land the building and landscape rules seen above apply; on public land you need an occupation concession, a separate title that each council governs with its own regulation.

KE Outdoor Design documents among its projects a reception villa at Albano Laziale: an Isola 2 pergola with sliding glass walls on the side most exposed to the wind and Vertika GPZ screens in transparent PVC on the other sides. It is a reference project of the manufacturer, not one of our sites. More in Pergolas for restaurants, hotels and beach clubs.

Velletri, Albano, Marino, Frascati, Genzano, Ciampino, Ariccia and Grottaferrata: where we work

The method is the same everywhere; ground, exposure and council office change.

  • Velletri: gardens that may slope; a free-standing pergola and a ground survey.
  • Albano Laziale: terraces facing the lake or the countryside; zip screens and glass on the windward side, landscape check.
  • Marino: villas with gardens; pergola and stone kitchen from the same drawing.
  • Frascati: villas and terraces with a view over Rome; a wall-mounted louvred pergola, mindful of appearance and protection rules.
  • Genzano di Roma: houses facing Lake Nemi; exposure to wind and a check with the council.
  • Ciampino: small villas and condominiums close to Rome; condominium rules and distances.
  • Ariccia: houses and gardens among the trees, some near the historic centre, where appearance carries more weight.
  • Grottaferrata: villas among the trees; pergola, kitchen and pool in the same project.

Gibus, KE Outdoor Design or Pratic: the brands we sell and install

We sell and install three Italian manufacturers; no single brand suits every house. You will find the models in Gibus (Movie, Velvet, Varia, Twist, Joy, Sway, Energy Pergola), KE Outdoor Design (Kedry, Keplan, Isola 2, Gennius Vega) and Pratic (Opera, Vision, Sense, Brera, Carrera, Connect); to decide, see Gibus, KE or Pratic: how to choose, which sets out the data each manufacturer declares (paintwork, wind, sensors) in a single table. If you want a cover that also produces energy, see Photovoltaic pergolas.

How we work in the Castelli Romani: what changes compared with the rest of Lazio

The process is the usual one (survey, 3D design, order to the manufacturer, installation by our own team, aftercare from Aprilia) and is set out in full in Bespoke pergolas. In the Castelli three things change.

  • The survey: on sloping gardens we measure the levels and choose fixings and columns accordingly; on terraces with a view we also look at where the wind comes from.
  • The checks before ordering: landscape protection, council office and regulations change from one town to the next, and we check them with the technical office or the one-stop building desk before ordering.
  • The installation: our own team, the same one that fits the kitchen and the paving, so that pergola, kitchen and pool are coordinated on the same site.

Frequently asked questions

Frequently asked questions

Does Michelessi install pergolas in the Castelli Romani?

Yes. Michelessi sells and installs bioclimatic pergolas, fabric pergolas, awnings and screens by Gibus, KE Outdoor Design and Pratic in Velletri, Albano Laziale, Marino, Frascati, Genzano di Roma, Ciampino, Ariccia, Grottaferrata and the neighbouring towns. We work from our Aprilia showroom at Via Pontina km 45.350: the survey and the quotation are free, and the 3D design and installation are ours.

Do you need a permit for a bioclimatic pergola in the Castelli Romani?

In many cases a pergola attached or annexed to the house, with movable louvres or fabric, no permanent enclosures and minimal visual impact, falls under free building activity (article 6, letter b-ter, Presidential Decree 380/2001). In the Castelli, however, the final answer comes from the council, together with the landscape check and, in a condominium, the building's rules. The full conditions are in our guide on permits; we tell you at the design stage, before you order.

Is landscape authorisation needed for a pergola in the Castelli Romani?

It depends on where the house stands. In many towns of the Castelli part of the territory may be protected, and in a protected area a pergola normally needs landscape authorisation even when it is free building activity. A sun-shading awning on terraces and private areas belonging to the house is excluded (Presidential Decree 31/2017, item A.22). The council gives the final answer.

Can you put a pergola on a condominium terrace in Ciampino or Frascati?

Often yes, with some rules. On a terrace that is your own property the assembly's vote is not normally needed, but the building manager must be told and the stability, safety and appearance of the building must not be harmed (article 1122 of the Civil Code). If the flat roof is common property, a resolution is required. If the condominium rules require the assembly's consent, they must be followed; the distance from neighbours' windows also counts. The full picture is in the guide «Pergola on a condominium terrace».

Which pergola suits a sloping garden?

For a sloping garden we look at a free-standing pergola, with fixings calculated on the ground survey. Some models, such as the Keplan by KE Outdoor Design, have columns adjustable in height precisely for slopes, as the manufacturer declares. The final choice comes after the survey, when we measure the levels, the exposure and the rainwater drainage.

Can a pergola withstand wind and snow in the Alban Hills?

It depends on the model and the installation. For KE Outdoor Design, under standard EN 13561: Kedry Skylife, Kedry Prime, Kedry Plus, Keplan, Isola 2, Gennius Vega and Xtesa: class 6 declared; Kedry Neos class 5; Hydra class 3. For snow KE gives, in general, up to 350 kg/m², without tying it to a single model. Gibus offers wind and rain sensors and the Snow melt system, which warms the louvres to prevent snow build-up, for Varia and Twist; Pratic declares rain, snow and wind sensors. In the project we state the data for the chosen model.

Can an outdoor kitchen go under the pergola?

Yes, and that is how we work: pergola, stone kitchen, paving and pool in the same drawing. The kitchen is in refractory stone, steel or treated wood, with worktops in granite, quartzite, sintered stone or marble. For us it is outdoor furnishing; if the pergola is to be closed on every side, we first ask the council's technical officer for an opinion.

How much does a pergola cost in the Castelli Romani?

The price cannot be given without a survey, because it depends on structure and cover, fixings and installation, water management, motors and accessories, and aftercare. To compare two quotations you must start from the same drawing and the same dimensions. Our survey and quotation are free; what affects the price is explained in the guide «How much does a bioclimatic pergola cost».

Does a pergola in the Castelli Romani qualify for tax deductions?

It may, if it meets the ENEA requirements (vademecum of 23 September 2026), but it is not automatic. The updated requirements, percentages and deadlines are in our guide «Tax deductions for awnings and pergolas in Italy»; always check with your accountant.

Does a restaurant or reception villa need a concession?

If the pergola stands in the venue's own garden, the building and landscape rules apply. If it occupies public land, a public-land occupation concession is required, a separate title that each council governs with its own regulation, and the structures must be removable and consistent with those rules. Asking the council desk first avoids designs that have to be redone.

Is the survey free, and who does the installation?

Yes, the survey and the quotation are free in Rome, Latina and throughout Lazio, the Castelli Romani included. Our technical office carries out the measurements, the 3D design is ours and the installation is done by our own team, the same one that fits the kitchen and the paving. There are no intermediaries between you and the people working in your home.
