Pergolas in Anzio and Nettuno: bioclimatic, fabric-roof and awnings
Michelessi, marble and stone specialists in Aprilia, working stone since 1976, sell and install bioclimatic pergolas, fabric-roof pergolas, awnings and enclosures by the Italian makers Gibus, KE Outdoor Design and Pratic in Anzio, Nettuno, Lavinio and Lido dei Pini. From our premises at Via Pontina km 45.350, between Rome and Latina, the coast is reached along the via Nettunense.
On a seaside house the wind arrives unobstructed, salt air works on metal and screws, and the low evening sun passes under a horizontal roof and must be stopped by a vertical screen. So the design starts from the exposure and the side facing the sea. Our strength: the pergola is born in the same drawing as the stone outdoor kitchen, the paving and the swimming pool, and the same team fits it all. Every type: bioclimatic pergolas, awnings and bespoke covers.
Bioclimatic pergola by the sea: strong wind and salt air
A bioclimatic pergola (louvred, or louvered in the United States) is an aluminium cover with tilting or stacking louvres that regulates sun, air and rain. By the sea it withstands wind and salt air when the model, the materials and the fixing to the house are right. We look at the coating designed for sea air, the stainless steel screws, the sensors that close the louvres or fabric, and anchors suited to your slab or wall. On the coast three points weigh most, and this is what the makers declare.
- Salt air: Gibus, aluminium coated in Qualicoat plants with a Seaside pre-treatment; Pratic, Qualicoat Seaside pre-treatment, intended against salt, damp and UV rays, and stainless steel for its fittings; KE Outdoor Design, concealed stainless steel screws on Keplan and Isola 2.
- Wind: KE's classes follow the UNI EN 13561 standard, in which class 6 is the highest on the scale, according to KE. Kedry Skylife, Kedry Prime, Kedry Plus, Keplan, Isola 2, Gennius Vega and Xtesa: class 6 declared; Kedry Neos class 5; Hydra class 3. For Gibus and Pratic, the maker's figures for the chosen model, before you order.
- Sensors: Gibus, sun, rain and wind; Pratic, rain, snow and wind; KE, wind, snow and rain on Kedry Plus.
The full comparison by brand, with coating, wind and sensors, is in the guide Gibus, KE or Pratic: how to choose.
In salt air cleaning matters: lukewarm water, neutral soap, a soft sponge, never a high-pressure washer (guide: maintenance, wind, snow, winter). How louvres and drainage work: bioclimatic pergola, what it is and how it works. What the cost of a pergola depends on, without figures: how much does a bioclimatic pergola cost.
Zip screens, glass walls and awnings against the sea wind
On the side facing the sea, a zip screen, whose side guides hold the fabric, shelters from wind and low sun without hiding the view. In sheltered spots folding-arm or drop awnings are enough; for cool evenings, clear fabrics or sliding glass walls.
| Protection | When it makes sense on the coast | Examples from the catalogues |
|---|---|---|
| Zip screen | Side facing the sea; shading fabrics for the low sun, clear ones for winter | Gibus Click Zip (Mag Lock magnetic catch); Pratic T-Zone and T-Box Zip; KE Screeny Hide |
| Sliding glass wall | Shelter from the wind while keeping the view open | Gibus Vetrate VEPA; KE Line Glass; Pratic Slide Glass 60 |
| Folding-arm awning | Large, sheltered terraces, with a wind sensor | Gibus Tende a Bracci; KE Quad and Qubica Plumb; Pratic T-Hide and Flex 375 |
| Drop or cassette awning | Exposed balconies and windows, with little projection | Gibus Click Cable and Tolo; KE Italia Slim - New Italia; Pratic T-Box Cables |
On wind, Pratic indicates for the Flex 375 a system that absorbs wind stress up to 70 km/h, and Gibus a tilting wind-resistant arm support, Arm turn: the makers' figures, to be compared with the exposure of your house.
Zip screens and glass walls are movable protections on a pergola that stays an open space: if the design permanently closes every side and creates a room usable all year, it leaves free building work and needs checking with the Comune. Details in enclosures: sliding glass walls and zip screens and folding-arm, drop and cassette awnings.
Second homes and holiday houses: pergolas for owners who live far away
For a seaside second home the pergola has to work even when nobody is there: wind and rain sensors, a structure chosen to withstand salt air, simple upkeep. We also work with owners from other regions or abroad: we speak Italian and English, and the 3D design can be examined from a distance.
- House empty for weeks: the sensors respond to bad weather on their own and close the louvres or fabric; which functions are standard depends on the model, and we write it in the quotation.
- Upkeep: as a rule two checks a year, in spring and in autumn, are enough for cleaning, drainage, louvres and sensors; the calendar is in the guide maintenance of a bioclimatic pergola.
- Tax deductions: for homes other than the main residence the percentages differ; requirements and dates, according to ENEA, are in the guide tax deductions for awnings and pergolas and should be checked with your accountant.
- Energy: if you are looking for a cover that also produces electricity, see the photovoltaic pergolas.
Villa, penthouse, balcony on the seafront: what changes
From the villas with gardens of Lavinio and Lido dei Pini to the penthouses of the condominiums of Anzio and Nettuno, the choice is between wall-mounted and free-standing pergolas and retractable-fabric pergolas. The most frequent situations on the coast read like this.
- Villa with a garden
- There is room for a free-standing pergola and for drawing kitchen, paving and pool together; on the sea side a zip screen or a glass wall is added. Distances from boundaries and views are checked at the survey.
- Penthouse or condominium terrace
- A wall-mounted pergola or a folding-arm awning is considered: what counts is the anchoring to the slab, the drainage of the water and the consent of the condominium (guide: pergola on a condominium terrace).
- Balcony exposed on the seafront
- The projection is small and the wind makes itself felt: a drop awning or a zip screen with side guides, which hold the fabric, is considered. We confirm the final choice at the survey.
Stone kitchen, paving and pool under the same pergola
The outdoor kitchen under a pergola is designed together with the roof: the levels of posts, worktop and paving are the same in a single 3D drawing. Michelessi works stone and fits it with its own team: barbecues and ovens in refractory stone, kitchens in steel or treated wood, worktops in granite, quartzite, sintered stone or marble, paving and pools. By the sea materials are chosen with salt air in mind, and barbecue and hood are placed away from fabric and louvres. The kitchen is outdoor furniture; if the pergola were closed on every side, we would talk it over with the municipal technical office. Solutions: outdoor kitchen under a pergola and outdoor kitchens.
Do you need a permit for a pergola in Anzio or Nettuno?
In many cases a bioclimatic or fabric-roof pergola, attached or annexed to the house, falls under free building work (art. 6, paragraph 1, letter b-ter, Presidential Decree 380/2001), provided the roof stays movable or adjustable and no permanently closed space is created; if it is permanently closed on every side, it must be checked with the Comune. We tell you at the design stage, before you order. In Anzio and Nettuno we look case by case at two things:
- Municipal regulations: they may set sizes, distances and materials; for Anzio and Nettuno we check them with the one-stop building office.
- Landscape restriction: near the sea and in old centres there may be one; we check your address.
Conditions, borderline cases and the full rules are in the guide permits for pergolas in Italy; the difference between pergola, canopy, gazebo and veranda is in bioclimatic pergola vs pergotenda, gazebo, veranda; for bars and beach clubs there is pergolas for restaurants, hotels and beach clubs.
How we work in Anzio and Nettuno: what changes on the coast
The process is the same for every client and is described in bespoke pergolas: survey, design, installation. By the sea three things change.
- Survey: one of our technicians sets out from Aprilia and comes to Anzio, Nettuno, Lavinio and Lido dei Pini, photographs the sides exposed to the wind and the sea, measures the space and checks anchors, drainage and exposure.
- Design: the Aprilia technical office, with an in-house architect, draws it in 3D together with kitchen and paving; those who live far away examine it remotely.
- Installation: our own team fits the pergola and enclosures with materials and screws chosen for salt air; the electrical connection is made by a qualified electrician and the handover is done with you.
For the brands there is the guide Gibus, KE or Pratic: how to choose and each has its own page: Gibus, KE Outdoor Design, Pratic.

Frequently asked questions
Frequently asked questions
Does a bioclimatic pergola withstand the sea wind in Anzio and Nettuno?
It depends on the model, the exposure and the fixing. KE Outdoor Design declares wind resistance under the UNI EN 13561 standard: Kedry Skylife, Kedry Prime, Kedry Plus, Keplan, Isola 2, Gennius Vega and Xtesa: class 6 declared; Kedry Neos class 5; Hydra class 3. The three makers we work with offer wind sensors. At the survey we check the slab, the wall and the side facing the sea before proposing a model.
Does salt air damage an aluminium pergola?
A well-chosen pergola withstands sea air. Gibus and Pratic declare aluminium coated with a Seaside pre-treatment; KE lists stainless steel screws on Keplan and Isola 2 and Pratic stainless steel for its fittings. Cleaning matters too: lukewarm water, neutral soap and a soft sponge, never a high-pressure washer, which damages the coating.
Do you need a permit for a bioclimatic pergola in Anzio or Nettuno?
In Anzio and Nettuno the national rule applies: in many cases a bioclimatic or fabric-roof pergola, attached or annexed to the house, falls under free building work (art. 6(1)(b-ter), Presidential Decree 380/2001), if the roof is movable or adjustable and no permanently closed space is created. The Comune's building regulations, landscape restrictions and the condominium are checked for your address with the one-stop building office; closed permanently on every side, it needs checking with the Comune. We tell you at the design stage, before you order; the full rules are in the permits guide.
Is the area near the sea subject to a landscape restriction?
Parts of the coast and the old centres may have landscape restrictions, but we do not take it for granted: we check your address. A sun awning on a terrace or in a private appurtenance is excluded from landscape authorisation (Presidential Decree 31/2017, Annex A, item A.22); for a pergola in a protected area authorisation is as a rule required.
Can a pergola be fitted on a condominium terrace by the sea?
It can, under conditions. The condominium regulations may restrict awnings and pergolas, the building manager must be informed and, on common parts, a resolution of the owners' meeting is needed; the building's decorum must not suffer. Distances from boundaries and views are checked at the survey. The condominium guide goes into detail.
Do zip screens protect against the sea wind?
Zip screens run in side guides that hold the fabric, which is why they are used on the exposed side. Gibus declares for Click Zip the Mag Lock magnetic catch, designed for wind tightness; Pratic indicates for T-Zone and T-Box Zip sensors that close the screen in strong wind. They remain movable protections: if they permanently close every side, it is checked with the Comune.
Do you carry out surveys in Anzio, Nettuno, Lavinio and Lido dei Pini?
Yes. The survey and the quotation are free of charge throughout Lazio, including Anzio, Nettuno, Lavinio and Lido dei Pini. A Michelessi technician sets out from Aprilia, where our premises, workshop and showroom are at Via Pontina km 45.350, measures the space, checks anchors, drainage and wind exposure and takes the data to the technical office for the 3D design.
I have a seaside second home and live far away or abroad: how does it work?
We speak Italian and English. One of our technicians surveys the house, the technical office prepares the 3D design, which can be examined from a distance, and the Michelessi team fits the pergola. For a house left empty for long periods, models with wind and rain sensors are chosen; which functions are standard depends on the model and we state them in the quotation. We explain the Italian rules.
Can I have a stone outdoor kitchen under the pergola?
Yes, and it is Michelessi's strength: pergola, kitchen, paving and pool in the same 3D drawing, fitted by the same team. Barbecues and ovens are in refractory stone, worktops in granite, quartzite, sintered stone or marble. The kitchen is outdoor furniture; if the pergola were closed on every side, we would talk it over with the municipal technical office.
Which awning suits a balcony exposed to the wind?
On a balcony exposed to the wind a drop awning or a zip screen with side guides, which hold the fabric, are usually considered, besides the folding-arm awning, which projects into open air and feels the wind more. The three makers offer drop awnings, zip screens and folding-arm awnings, with wind sensors. The choice depends on the exposure and the condominium regulations: we confirm it at the survey.
Which pergola brands do you sell and install?
We sell and install bioclimatic pergolas, fabric-roof pergolas, awnings and enclosures by three Italian makers: Gibus, KE Outdoor Design and Pratic. Michelessi also looks after bespoke work and design: the pergola is born in the same drawing as the stone kitchen, the paving and the pool, and the same team fits it, in Anzio and Nettuno as across Lazio.
