Bioclimatic Pergolas and Awnings in Latina and Cisterna

Michelessi, in Aprilia on the Via Pontina, sells and installs bioclimatic pergolas, pergotende and awnings from Gibus, KE Outdoor Design and Pratic in Latina, Cisterna di Latina, Sermoneta, Pontinia and Sabaudia. For the sea wind and salt air of the Pontine coast, the model is chosen from the makers' data sheets and checked at the survey; permits, restrictions and condominium rules are checked at the design stage, before ordering. The pergola comes from the same drawing as the stone outdoor kitchen and is installed by the same team.

Bioclimatic pergolas in Latina and Cisterna di Latina

In Latina and Cisterna di Latina, Michelessi sells and installs bioclimatic pergolas, retractable-fabric pergolas, awnings and enclosures from the Italian makers Gibus, KE Outdoor Design and Pratic. The showroom is in Aprilia, on the Via Pontina at kilometre 45.350, about twenty-five kilometres from Latina: survey, 3D design and installation are done by our own team.

Michelessi has worked stone since 1976: that is why the roof, the paving, the stone outdoor kitchen and the pool come from one drawing in the technical office and are installed by one team. Here we explain what changes in Latina: sea wind, salt air, condominiums, coastal restrictions. The general picture is on the pergola department page; if you do not yet know which structure suits you, the guide bioclimatic pergola or pergotenda, canopy, gazebo, veranda explains the differences.

Where we work: Latina, Cisterna di Latina, Sermoneta, Pontinia, Sabaudia

In the province of Latina the right pergola depends on the type of house and the distance from the sea.

AreaTypical homeWhat we check
Latina town and its borghi (Latina Scalo, Borgo Sabotino, Borgo Piave)Villas, houses with porticoes, penthouses and terraces in condominiumsWall-mounted or free-standing pergola; in a condominium, the regulations and decorum
Lido di Latina (Capoportiere, Foce Verde)Seaside houses and second homesWind, salt air, sensors; any landscape protection
Cisterna di LatinaVillas and gardens on the plainFree-standing pergola or pergotenda; sun exposure
SermonetaThe hill village and the plainIn the village, visual impact and landscape protection weigh heavily
PontiniaCountry houses of the Agro PontinoGenerous spaces, free-standing pergolas, boundary distances
SabaudiaSeaside houses; part of the municipality lies within the Circeo National ParkEnvironmental and landscape restrictions to be checked before the design

Sea wind and salt air: how to choose a pergola on the Pontine coast

On the coast of Latina three things matter: the wind resistance the maker declares for that model, the paintwork against salt air, and the sensors that close the louvres when the wind rises. Snow on the Pontine plain is rare, but sea winds such as the libeccio and the scirocco are not: the choice starts from the exposure of your garden or terrace, not from the catalogue. The choice changes depending on where the house stands.

WhereWhat weighs mostHow we deal with it
Seafront (Lido di Latina, Sabaudia)Sea wind and salt, even with the pergola closedPaintwork and fixings for a marine environment, wind sensors, closures on the exposed side; a pergola attached to the house is sheltered on one side
Plain (Latina, Cisterna di Latina, Pontinia)Wind that arrives unobstructed over open ground, and strong afternoon sunFree-standing pergola with anchoring calculated for the paving or the ground; drop or zip screens on the west side, where the sun is low
Village (Sermoneta)Little space, the look of roofs and terraces, landscape protectionThe restriction is checked before the design; folding-arm or drop awnings, or small wall-mounted pergolas

What the makers declare. Gibus (a company from the Padua area) declares aluminium painted in Qualicoat-certified plants with Seaside pre-treatment, and sun, rain and wind sensors. Pratic (Fagagna, Udine) declares Qualicoat Seaside pre-treatment against salt air and humidity and, on its bioclimatic pergolas, rain, snow and wind sensors that close the louvres. KE Outdoor Design (Noventa di Piave, in the province of Venice) gives the wind resistance class under UNI EN 13561 model by model, and it is not the same across the range. Kedry Skylife, Kedry Prime, Kedry Plus, Keplan, Isola 2, Gennius Vega and Xtesa: class 6 declared; Kedry Neos class 5; Hydra class 3. Gibus and Pratic do not give a wind class for their bioclimatic pergolas on their websites: for those models we ask the maker for the technical documentation and compare it with the exposure of the site. The full table brand by brand, with paintwork, wind and sensors, is in the guide Gibus, KE or Pratic: how to choose.

At the survey we look at where the winds come from, whether the pergola is wall-mounted (sheltered on one side) or free-standing (exposed on four), the anchoring base, fixings suited to a marine environment and the closures on the exposed side. Maintenance is simple: lukewarm water and neutral soap, never a high-pressure washer, as the guide to wind, snow and winter explains; near the sea it is worth doing it more regularly.

An example published by the maker on its own site, not Michelessi work: Gibus shows among its projects a restaurant in Formia, in the same province.

Bioclimatic pergola in Latina: which model for which situation

A bioclimatic pergola is an aluminium structure with a roof of movable louvres, adjustable or retractable: open, they let air and light through; closed, they keep out the rain. We do not rank brands: the choice rests on design, dimensions and exposure. These are the three cases we meet most often in the province, with a few models from the three brands as examples.

SituationWhat suitsExamples from the three brands
Seaside house, side exposed to the windWall-mounted pergola with adjustable louvres, sensors and side closures built into the structureVaria (Gibus), Kedry Prime (KE), Opera (Pratic)
Garden on the plain, strong sunFree-standing pergola with louvres that stack away, or a retractable-fabric pergotendaVelvet (Gibus), Kedry Skylife and Isola 2 (KE), Brera P and Phoenix Air (Pratic)
Condominium terrace or small spaceFolding-arm awning with cassette, or drop awning with zip, within the building's regulationsTXT and Click Zip (Gibus), Qubica Light (KE), T-Hide and T-Zone (Pratic)

The comparison of louvres by brand (adjustable, stacking, alternating) is on the page about how a bioclimatic pergola works; the comparison by need is in the guide Gibus, KE or Pratic. Every model is on the pages for Gibus, KE Outdoor Design and Pratic.

Retractable-fabric pergolas and awnings in Latina and Cisterna

Where a full structure is not needed, a retractable-fabric pergola or an awning may be enough. The families of the three brands:

FamilyGibusKE Outdoor DesignPratic
Folding-arm awnings, also with cassetteTXT, Nodo, SpazioQuad, Qubica Light, Qubica PlumbT-Hide, T-Code, Flex 375
Drop awnings and zip screensClick Zip, Click Cable, ToloItalia Slim - New Italia, Vertika closuresT-Zone, T-Box Zip

On the coast sun and salt wear fabric down, so the choice (acrylic, polyester or PVC; filtering or blackout) follows the exposure. Pratic declares that on the Flex 375 folding-arm awning the FlexControl system absorbs wind stresses up to 70 km/h. In a condominium the awning follows the building regulations on colour, fabric and projection beyond the railing: we read them before the quotation. Details are on the pages about retractable-fabric pergolas, awnings and glass and zip enclosures.

A pergola on the coast through the year

In summer the louvres are tilted to let the breeze through and stop the direct sun and, where sensors are fitted, they close by themselves when the sea wind rises. Between autumn and spring closed louvres keep the table dry, and a zip screen or a sliding glass panel on the exposed side stops wind and slanting rain; if, however, all the sides are closed permanently, the pergola changes nature and we go back to checking the permits. After days of strong sea wind, rinsing with fresh water removes the salt before it settles. For those who want the roof to produce energy as well, there is the page on photovoltaic pergolas.

Permits in Latina: what we check before ordering

In many cases a bioclimatic pergola or a pergotenda attached to the building falls under free building works (article 6, letter b-ter, Presidential Decree 380/2001), but not automatically: the municipal building regulations, landscape protection, the condominium and distances must be checked, and a pergola closed permanently on all sides needs discussing with the Comune. We tell you at the design stage, before ordering; the legal conditions and the cases decided by the courts are in the guide to permits for pergolas in Italy.

  • Building regulations. Latina, Cisterna di Latina, Sermoneta, Pontinia and Sabaudia each have their own: we consult them case by case.
  • Landscape protection. The coastal strip, the areas around the Circeo National Park and historic centres such as Sermoneta may be protected: free building works do not cancel it.
  • Condominium and neighbours. Regulations, decorum, the owners' resolution and distances from windows are set out in the guide to condominium terraces.

For a beach establishment the state-property concession and local regulations also apply, and for a venue with a terrace on public ground the concession for occupying public land: we cover them on the page for restaurants, hotels and beach clubs. Price and tax deductions are in how much a bioclimatic pergola costs and tax deductions for awnings and pergolas.

Pergola and stone outdoor kitchen: one project, in Latina too

An outdoor kitchen gets far more use with a roof over it, and in Latina the summer is long. Michelessi designs in one project the pergola, the outdoor kitchen in refractory stone, steel or treated wood with a granite, quartzite, sintered stone or marble top, the barbecue and oven in refractory stone, the paving and the pool. We decide together the height of the louvres above the hood and the fire (no barbecue under a fabric awning), the position of the posts and the fixing plates hidden in the stone paving.

Under the pergola the kitchen is outdoor furniture; if all the sides are closed or installations are fixed, we check with the municipal technical office. See outdoor kitchen under a pergola.

How we work in Latina: what changes in this area

The process is the usual one, described on the page bespoke pergolas: survey, design, installation. In Latina three things change.

  • The survey. We come to you in Latina, Cisterna, Sermoneta, Pontinia and Sabaudia; on the coast we look at where the wind comes from, in a condominium, the load capacity of the slab and the building's rules.
  • The showroom. Samples of profiles, fabrics and stone slabs can be seen in Aprilia, about twenty-five kilometres away: brand and model are chosen there, on the 3D drawing.
  • The checks. Five Comuni, five sets of building regulations, plus the restrictions of the coast and the Circeo: we check them before the order, and then our team installs and sets louvres, motors and sensors.

The survey and the quotation are free of charge: to arrange them, write or call Michelessi SRL, Via Pontina km 45.350, Aprilia (Latina); phone and WhatsApp +39 06 9275383.

Frequently asked questions

Frequently asked questions

Do you install bioclimatic pergolas in Latina and Cisterna di Latina?

Yes. Michelessi, based in Aprilia on the Via Pontina with its showroom there, sells and installs bioclimatic pergolas, retractable-fabric pergolas, awnings and enclosures from Gibus, KE Outdoor Design and Pratic in Latina, Cisterna di Latina, Sermoneta, Pontinia, Sabaudia and the rest of Lazio. Survey, 3D design and installation are done by our own team; the survey and quotation are free.

Do I need a permit for a bioclimatic pergola in Latina?

In many cases no: a bioclimatic pergola with movable louvres or a retractable cover, attached or annexed to the building, falls under free building works (article 6, letter b-ter, Presidential Decree 380/2001) if it creates no permanently enclosed space. In Latina, Cisterna di Latina, Sermoneta, Pontinia and Sabaudia, however, the building regulations of each Comune, landscape protection (coast, Circeo, the village of Sermoneta), the condominium and distances still count. Closed permanently on all sides, it needs checking with the Comune. We tell you at the design stage, before ordering.

Does a pergola withstand the sea wind on the Pontine coast?

It depends on the model and on how it is installed. KE gives the wind class under UNI EN 13561 model by model, not for the whole range: Kedry Skylife, Kedry Prime, Kedry Plus, Keplan, Isola 2, Gennius Vega and Xtesa have class 6 declared, Kedry Neos class 5, Hydra class 3. Gibus and Pratic do not give a wind class for their bioclimatic pergolas on their websites: for those models we read the maker's technical documentation. Where fitted, wind sensors close the louvres automatically. At the survey we compare the data with the exposure of your garden or terrace.

Does salt air damage an aluminium pergola?

Painted aluminium is made for outdoor use, but salt air calls for suitable paintwork and regular cleaning. Gibus and Pratic declare a Seaside pre-treatment of the aluminium and Qualicoat-certified painting. To keep the finish, wash with lukewarm water and neutral soap, never with a high-pressure washer.

Which pergola suits a seaside house in Lido di Latina?

For a house near the sea, look at a bioclimatic pergola with adjustable louvres, wind and rain sensors, paintwork suited to a marine environment and, where the maker declares it, a wind class suited to the site. Wall-mounted, it is sheltered on one side; free-standing, it is exposed on four. We show you Gibus, KE and Pratic models on your own drawing.

Can the pergola be closed with glass panels or zip screens?

Yes: zip screens and sliding glass panels are removable protection from wind and rain. If, however, the sides are closed completely and permanently, the pergola is no longer a light structure and it must be checked with the Comune. We tell you at the design stage, before ordering.

Can I fit a pergola on a condominium terrace in Latina?

Often yes, but the Comune is not the only authority. On a terrace in exclusive ownership the administrator must be notified and decorum, the building regulations and distances from neighbours' windows respected; on a common roof terrace a resolution is required. We check these points at the survey, before the quotation.

Can you also build the outdoor kitchen under the pergola?

Yes. Michelessi has worked stone since 1976 and designs the outdoor kitchen in the same drawing as the pergola: refractory stone, steel or treated wood, with a granite, quartzite, sintered stone or marble top. Under the pergola the kitchen is outdoor furniture; if all the sides are closed or installations are fixed, we check with the municipal technical office.

Can awnings be installed in a condominium in Latina?

Yes, but the condominium regulations may set colour, fabric and projection beyond the railing. Before the quotation we read the building's rules and choose between folding-arm, drop or cassette awnings to stay within the limits. All three brands we carry make folding-arm and drop awnings.

Where can I see the models, and how far is the showroom from Latina?

The showroom is in Aprilia, on the Via Pontina at kilometre 45.350, about twenty-five kilometres from Latina and closer still to Cisterna di Latina. There you can see samples of profiles and fabrics next to the stone slabs; for the survey we come to you in Latina, Cisterna, Sermoneta, Pontinia and Sabaudia.

Does the tax deduction apply to a pergola in Latina?

It may, but it is not automatic: a pergola can fall among the subsidised solar shading only if it meets the technical requirements set by ENEA, and the rates differ between a main home and other properties. The certification is made by a qualified technician. The details, with the reference date, are in our guide to tax deductions; check them with your accountant.

Do Sabaudia and Sermoneta have different rules for a pergola?

They may. Part of the territory of Sabaudia lies within the Circeo National Park and the village of Sermoneta is a historic centre: in areas like these landscape protection can apply even to a work that building law treats as free. We check it before the design, Comune by Comune, and tell you before you order.
