Bioclimatic pergolas in Rome: we sell and install pergolas, awnings and enclosures

Michelessi sells and installs bioclimatic pergolas, retractable-fabric pergolas, awnings and enclosures by the Italian makers Gibus, KE Outdoor Design and Pratic in Rome. The survey and the quote are free; our technical office, with an in-house architect, draws the pergola in 3D together with the stone outdoor kitchen, the paving and the pool, and our own team installs it. We have worked stone in Aprilia since 1976, on the Via Pontina at km 45.350.

A bioclimatic pergola (louvred, or louvered in American English) is an aluminium structure with a roof of adjustable louvres: open, they let air and light through; tilted, they give shade; closed, they keep the rain out. In Rome three questions recur: where it can go, what the Comune and the condominium require, which model copes with sun, wind and salt air. How the structure works is explained on the page Bioclimatic pergola: what it is, how it works, how to choose; if you are not sure whether you need a bioclimatic pergola, a retractable-fabric pergola, a canopy, a gazebo or a veranda, see the guide Bioclimatic pergola or pergotenda: differences, canopy, veranda. The full department is in Bioclimatic pergolas, awnings and enclosures.

Louvred pergolas in Rome: North Rome, EUR, East Rome, Ostia and the coast

The survey is free across the whole city. The district changes what we look at first.

AreaTypical situationsWhat we check
North Rome, Cassia, Olgiatavillas with a garden; pergola attached to the house or free-standing beside the poolexposure, fixings, boundaries, any landscape protection
EUR and South Romepenthouses, terraces of apartment blocks, villasload capacity of the slab, waterproofing, condominium rules
East Rome, Tuscolanaterraces and balconies of condominiums, courtyardsthe condominium's rules, views and distances from neighbours, access
Ostia, Casal Palocco, Infernettovillas and gardens between the city and the seawind, salt air, fixings, any coastal restrictions
Historic centreterraces and courtyards in period buildingslandscape and heritage protection, opinion of the competent offices
Penthouse or apartment-block terrace
We start with the load capacity of the slab and the waterproofing: the posts stand on the floor, and the water collected by the roof needs a drain that does not damage the façade or the neighbours. At height the wind is stronger than in a garden, and we allow for it in the fixings and in the choice of model. How the profiles are brought up (lift, stairs or hoisting) is settled at the survey.
Villa with a garden
A pergola attached to the house or free-standing beside the pool and the barbecue. Where there are pines or other tree canopies, needles and leaves settle on the louvres and gutters, so regular cleaning is worth planning; the guide on bioclimatic pergola maintenance covers it.
Ostia and the coast
Wind and salt air drive many choices: coating (Gibus and Pratic declare aluminium with Seaside pre-treatment), fixings, wind sensors, side enclosures. The manufacturers' data for each model is summarised below and, for your address, in the quote.

Bioclimatic pergola permits in Rome: historic centre and protected areas

In many cases a bioclimatic pergola attached or annexed to the house, with movable louvres or fabric and no permanently enclosed space, falls under the free building regime (edilizia libera: article 6, letter b-ter, of the Consolidated Building Act); but the Comune's rules, anti-seismic regulations and the condominium still apply, and a pergola closed permanently on every side must be checked with the Comune. The conditions in full are in the guide Permits for pergolas in Italy.

In Rome landscape protection weighs most: it may cover the historic centre and other parts of the city and the coast. In a protected area a landscape authorisation is normally required even for work that is free from a building point of view, and a bioclimatic pergola has no entry of its own among the works excluded by DPR 31/2017, unlike private sun-shading awnings. So for an address in the historic centre or a protected area we read the map of restrictions, discuss it with the Comune and the competent offices and tell you at the design stage, before ordering.

Pergola on a condominium terrace in Rome: manager, rules and neighbours

Yes, on conditions: in a condominium the building permit is only half the answer. On a terrace in exclusive ownership you must give the condominium manager prior notice and not harm stability, safety and architectural appearance (article 1122 of the Civil Code); on a common roof terrace or courtyard a resolution of the owners is normally needed; the condominium rules can be stricter. At the survey we also measure boundaries and the windows of the floors above (distances: articles 873 and 907 of the Civil Code), and we ask for the condominium rules before quoting.

For a penthouse or an open terrace we prepare the 3D drawing, with colour and dimensions, to attach to the notice to the manager, so that the owners assess a project and not just words. Rules, case law and a checklist are in the guide Pergola on a condominium terrace.

Pergola for a restaurant, bar or hotel in Rome: dehors and public land

A restaurant, bar or hotel in Rome can cover its dehors (outdoor seating area) with a pergola, with the right authorisations. In its own courtyard or garden the building and landscape rules above apply; on the pavement or the square a public land occupation concession is needed as well, a title separate from the building one that a pergola under the free building regime does not replace. In March 2025 Roma Capitale approved its regulation on public land occupation by restaurants and bars (cited as deliberation no. 118/2025); according to the Comune's announcement, implementation rests with the Municipi, the criteria are stricter in congested areas and in the UNESCO site occupied land is to shrink. The regulation was updated in December 2025: before designing we check the version in force with the Municipio.

We design removable structures consistent with the regulation; the full picture is on Pergolas for restaurants, hotels and beach clubs.

Bespoke pergolas in Rome: Gibus, KE Outdoor Design and Pratic

We sell and install the three Italian makers. Model names and data are those declared by each of them; for Rome and the coast, these are the three things that matter most.

  • Gibus (Saccolongo, Padua): bioclimatic pergolas Movie, Velvet, Velvet Plus, Varia, Twist, Joy and Sway, and the Energy Pergola with photovoltaic modules. Aluminium coated in Qualicoat plants with Seaside pre-treatment; sun, rain and wind sensors; sliding glass walls.
  • KE Outdoor Design (Noventa di Piave, Venice): wind classes under the EN 13561 standard. Kedry Skylife, Kedry Prime, Kedry Plus, Keplan, Isola 2, Gennius Vega and Xtesa: class 6 declared; Kedry Neos class 5; Hydra class 3.
  • Pratic (Fagagna, Udine): Opera, Vision, Sense, Brera P, Brera S, Brera B, Carrera P, Carrera S and Connect. Coating with QUALICOAT Seaside pre-treatment, rain, snow and wind sensors, Glass Series walls.

For the Gibus and Pratic bioclimatic pergolas the wind and snow classes are not given on the makers' web pages: we read them in the technical documentation and write them into the quote. The manufacturers publish installations in Rome on their own sites: Gibus a residential terrace and a home at Olgiata, KE Outdoor Design the bar terrace of a hotel in the centre. They are not our work; we mention them only to show these products in the Roman climate.

We do not publish prices: they depend on size, louvres, fixings, water drainage, enclosures and accessories, and two quotes can be compared only on the same drawing (see How much does a bioclimatic pergola cost); we state the manufacturer's warranty in the quote. To choose the brand see Gibus, KE or Pratic: how to choose; the models are in Gibus pergolas, KE Outdoor Design pergolas and Pratic pergolas. Anyone who wants to produce energy from the roof will find the page on photovoltaic pergolas.

Outdoor kitchen under a pergola in Rome: stone and shade in one design

Here Michelessi differs from firms that only install pergolas: we have worked stone since 1976 and we design the kitchen under the pergola in a single project. Our outdoor kitchens have a structure in firebrick stone, steel or treated wood and worktops in granite, quartzite, sintered stone or marble; barbecues and ovens are in firebrick stone. The design settles where the posts go, at what level the stone floor sits, where the water drains and where the barbecue stands in relation to the roof.

The kitchen is outdoor furniture as long as the pergola stays open; if you close it permanently on every side and fit it with fixed services, we ask the Comune's technical office first. More in Outdoor kitchen under a pergola, outdoor kitchens, barbecues and ovens in firebrick stone, floors and swimming pools.

Awnings in Rome: folding-arm, drop and cassette

For balconies, terraces and glazed fronts in Rome we also install the awnings of the three makers: folding-arm, cassette, drop and zip. Private sun-shading awnings are normally among the works excluded from landscape authorisation (item A.22 of DPR 31/2017); in a condominium the rules on colour and projection still apply. On the side of a pergola most exposed to the low afternoon sun, a zip screen in a shading fabric reduces glare without closing off the view entirely. Models: folding-arm, drop and cassette awnings; side enclosures: pergola enclosures, glass walls and zip screens.

Solar shading may qualify for tax deductions if it meets precise requirements on orientation, glazed surface and paperwork: the guide Tax deductions for awnings and pergolas in Italy explains them.

Free survey in Rome: less than an hour from Aprilia

Showroom and workshop are in Aprilia, Via Pontina km 45.350: most districts of Rome are less than an hour away, and for the farthest ones the appointment is agreed in advance. The method (survey, 3D project, checks before ordering, installation by our own team) is the same throughout Lazio and is explained in Bespoke pergolas: survey, design and installation. In Rome three things change.

  • Access. In apartment blocks with a small lift or narrow stairs, and in the historic centre, we check beforehand how the profiles go up and where the vehicle can stop to load and unload.
  • Condominium. For terraces and penthouses we ask for the rules before quoting and help you prepare the drawing, colour and dimensions for the notice to the manager.
  • Restrictions. Before ordering we check the address on the map of landscape restrictions and, for public premises, the position with the Municipio.

To arrange the survey: Michelessi SRL, Via Pontina km 45.350, Aprilia (Latina); phone and WhatsApp +39 06 9275383. The survey and the quote are free.

Frequently asked questions

Frequently asked questions

Do you carry out a survey for a pergola in Rome, and how far is Aprilia?

Yes. The survey and the quote are free in Rome and throughout Lazio. Our showroom is in Aprilia, Via Pontina km 45.350, less than an hour from most districts; for the farthest ones we agree the appointment in advance. A technician measures dimensions, fixings, exposure and drainage, then the technical office prepares the 3D project with the outdoor kitchen and the paving.

Do you need a permit for a bioclimatic pergola in Rome?

It depends on the address and the Comune. In many cases no: a pergola attached or annexed to the house, with movable louvres or fabric and no permanently enclosed space, falls under the free building regime (letter b-ter, article 6 of the Consolidated Building Act). In Rome, however, the Comune's rules, the landscape restrictions of the historic centre and part of the coast, and the condominium all weigh in; a pergola closed permanently on every side must be checked with the Comune. We tell you at design stage, before you order.

Can a pergola be installed on a condominium terrace in Rome?

Yes, on conditions. On a terrace in exclusive ownership, article 1122 of the Civil Code requires prior notice to the condominium manager and no harm to stability, safety and appearance; on a common roof terrace or courtyard a resolution is needed. The condominium rules can be stricter and distances from boundaries and views must be respected. We ask for the rules before preparing the quote.

Can a pergola be installed in the historic centre or a protected area of Rome?

It depends on the address. The historic centre and other parts of the city and the coast may be under landscape protection, and in a protected area a landscape authorisation is normally required even for work free from a building point of view; a bioclimatic pergola has no entry of its own among the excluded works. We consult the Comune and the competent offices and tell you at design stage.

Can a restaurant or bar in Rome cover its dehors with a pergola?

Yes, with the right authorisations. On private land the building and landscape rules apply; on public land a public land occupation concession is required, a separate title from the building one, under the Roma Capitale regulation of 2025 (cited as deliberation no. 118/2025). We design removable structures consistent with the regulation; the application goes through the Municipio and, in the UNESCO site, also the Soprintendenze.

Which pergolas do you sell and install in Rome?

We sell and install bioclimatic pergolas, retractable-fabric pergolas, awnings and enclosures by the Italian makers Gibus (for example Movie, Velvet, Varia), KE Outdoor Design (Kedry Prime, Kedry Skylife, Isola 2) and Pratic (Opera, Vision, Brera P). Models and data are those declared by the manufacturers; the pergola is made to measure, in the same project as the stone outdoor kitchen.

Can I have an outdoor kitchen under the pergola?

Yes, and it is our strength: we have worked stone since 1976 and we design pergola, kitchen and paving in one project. The kitchen has a structure in firebrick stone, steel or treated wood and a worktop in granite, quartzite, sintered stone or marble. It remains outdoor furniture while the pergola is open; if you close it permanently on every side, we ask the Comune's technical office first.

Does a pergola withstand wind and salt air in Ostia, Casal Palocco or Infernetto?

It depends on the model and the exposure. The manufacturers declare different data: Gibus and Pratic use coated aluminium with Seaside pre-treatment; KE Outdoor Design, under the EN 13561 standard: Kedry Skylife, Kedry Prime, Kedry Plus, Keplan, Isola 2, Gennius Vega and Xtesa: class 6 declared; Kedry Neos class 5; Hydra class 3. For the Gibus and Pratic bioclimatic pergolas the wind class is not given on the makers' websites: we read it in the technical documentation and write it into the quote.
