Pergolas

Bioclimatic Pergolas for Restaurants, Hotels and Beach Clubs

A pergola for restaurants, hotels and beach clubs is an aluminium cover, with louvred blades or a retractable fabric roof, that brings the dining room outdoors with sun, wind and rain under control. Michelessi, in Aprilia between Rome and Latina, resells and installs Gibus, KE Outdoor Design and Pratic pergolas for venues across Lazio and designs them together with the stone floor and surfaces. On public land the municipality's concession is always required.

Bioclimatic pergola for a restaurant: what it is and who it suits

A bioclimatic pergola for a restaurant is an aluminium cover with adjustable louvred blades (louvered in American usage; with a retractable fabric roof it is a pergotenda) that extends the dining room outdoors: the blades turn to control sun and breeze, close in the rain and drain the water through the posts. For a bar, hotel or beach club it means tables that stay usable for more months of the year, with shade, light and wind adjusted by a single control.

Michelessi, stonemasons in Aprilia on the Via Pontina between Rome and Latina, have worked stone since 1976. In the pergola department we resell and install pergolas, awnings and enclosures from three Italian manufacturers, Gibus, KE Outdoor Design and Pratic, and look after bespoke design. For a venue the pergola is drawn together with the stone floor, the serving surfaces and, where there are any, the outdoor kitchen and the swimming pool, and our own team fits it.

Which pergolas for bars, restaurants, hotels and beach clubs

The choice depends on the area to cover, how the roof opens and the wind. The three manufacturers we install cover all the families below; the models, brand by brand, are in the guide Gibus, KE or Pratic.

FamilyWhere it suits a venueWhat matters to whoever runs the dining room
Bioclimatic, adjustable bladesterraces and gardens where sun and air are adjustedthe blades control light and breeze and close in the rain; the weather sensors the manufacturers declare close them on their own
Folding or retractable bladesdining rooms to open fully and see the sky at nightthe roof gathers up and frees the sky: it suits anyone who wants the room uncovered on clear evenings
Retractable-fabric pergolalarge courtyards and gardens, modules side by sidecovers wide areas with few supports; the manufacturer declares the maximum sizes for each model
Folding-arm and cassette awningsvenue fronts, entrances, tables along a façadethey fix to the wall and have no supports on the ground; on public land the projection follows the municipality's regulation
Zip screens and glass wallssides exposed to wind, rain and the streetthey are movable protections that open fully: details are in the winter-enclosures section
Shade sailsbeach clubs and open areas with few supportsoffered by KE as the Kolibrie and Kheope models, in stainless steel

Gibus declares flame-retardant fabrics, as Italian rules require for outdoor products, with a higher grade for restaurants and hotels; for every fabric we request the documentation from the manufacturer and hand it to your technician. To choose, also read how a bioclimatic pergola works, retractable-fabric pergolas and, for venue fronts, folding-arm, drop and cassette awnings. To see where a pergola ends and a canopy, gazebo or veranda begins, there is the guide bioclimatic pergola, pergotenda, canopy, gazebo or veranda; if the roof should also produce energy, see photovoltaic pergolas.

Restaurant dehors: private land or public land?

It depends on where the dehors (the outdoor dining area) stands. On private land (garden, courtyard, terrace) the building rules apply, and a pergola with blades or a retractable fabric roof, attached or annexed to the building, in many cases falls under permit-free work. On public land (pavement, square) you always need the municipality's occupation concession, a separate title from the building one.

Private land: garden, courtyard, terrace

Letter b-ter of article 6(1) of Presidential Decree 380/2001, introduced by the Salva Casa decree (Decree-Law 69/2024, converted by Law 105/2024), places permit-free pergola awnings, including bioclimatic ones, with a retractable fabric roof or movable or adjustable elements, attached or annexed to the property. For a venue this applies in many cases, if the cover is movable, if no permanently enclosed space is created, and if the municipal regulations, any landscape restriction and, in a condominium, the building rules allow it. The full conditions are in the guide to permits for pergolas in Italy; for a condominium terrace, in pergola on a condominium terrace.

Seismic, fire, safety and hygiene rules remain in force and, for a licensed food-service business, so does the commercial side (outdoor serving area, the municipal one-stop shop), which the owner handles with their own adviser. We provide the survey, drawings and technical data sheets.

Public land: concession, fee, demountable structures

The public-land occupation concession (OSP) is a title separate from the building and landscape ones, as the enabling law on dehors restates (Law 193/2024, art. 26): a permit-free pergola does not replace it. The unified fee (Law 160/2019, art. 1, paragraphs 816 ff.) is set by the municipality. In practice:

  • Demountable structures: in its permit guide Pratic indicates, for public land, only demountable structures not fixed to the ground, and lists the Set modular platform in its catalogue, described as reversible. An anchored pergola is a fixed structure.
  • Pavement and road: in built-up areas article 20 of the Italian road traffic code (Codice della strada) allows up to half the width of a pavement to be occupied, next to the buildings and leaving pedestrians a clear zone of at least 2 m. We check the distance from the road at the survey, together with the municipal regulation.
  • Simplified regime: temporary concessions issued under the simplifications of article 9-ter of Decree-Law 137/2020 are extended no later than 30 June 2027 (Law 193/2024, art. 26, paragraph 4, as amended by Law 182/2025).
  • Rome: the regulation for food-service businesses was approved by the Capitoline Assembly on 6 March 2025 (resolution no. 118); an amendment of 15 December 2025 set 31 March 2026 as the deadline for adjustment applications. It is applied by the districts (Municipi) and, in the centre, by the Sovrintendenza.

In other Lazio municipalities the reference is the one-stop shop, and regulations differ: we read them with you.

Landscape restrictions and the courts

In a protected area (historic centre, coastal zone: checked municipality by municipality) Presidential Decree 31/2017, annex A, item A.17, excludes from landscape authorisation the outdoor installations of bars, restaurants and hotels made of easily removable elements (awnings, platforms, windbreak screens, shading) and free of building works or permanent ground anchoring; enclosed dehors follow the simplified procedure (item B.26). An anchored pergola may not be "easily removable": we check the landscape opinion before ordering.

The rulings reported by the technical press look at a movable cover and open sides. As reported by a technical firm, the Council of State (no. 1526 of 25 February 2026) held that a restaurant pergola already closed on three sides by fixed walls, with a sliding glass wall added on the fourth, was a total enclosure and a new volume; as reported by Ediltecnico, the Lazio Regional Administrative Court, Latina section (no. 116 of 11 February 2026), held that a gazebo open on all sides, with a shade cloth on a removable structure, at a beach club on the Pontine coast was permit-free work. That is why we design pergolas that stay open, and if you want to close every side we check with the municipality. The other rulings are in the guide to permits. Which route applies to your venue we tell you at the design stage, before you order.

Pergola for a hotel: terraces, gardens and poolsides

A pergola for a hotel is a movable cover for daily service: breakfast in the garden, terrace bar, poolside, reception area. It must withstand constant use and adapt to the season.

  • Roof terraces: before the model, we check slab capacity, anchoring and drainage.
  • Poolside: free-standing pergola, stone floor and pool in one design (floors, swimming pools).
  • Gardens and receptions: fabric pergolas joined in modules; KE declares up to 1300 cm in width for the Gennius Vega, Pratic modules up to 5.5 × 10 m for the Phoenix Air.
  • Light and privacy: LEDs in the blades, Bluetooth audio (a Gibus accessory), opaque Vertika screens by KE, the mirrored Spy Glass panels of Pratic's Connect series.

Examples published by the manufacturers in Lazio, installed by their sales networks and not Michelessi work: KE Outdoor Design at the Hotel Universo in Rome (four Kedry Skylife pergolas over 190 m², with Line Glass walls), on the bar terrace of the Hotel Mercure Roma Centro Colosseo (two Gennius Isola 2 and four Gennius Tens, 65 m²) and at a reception villa in Albano Laziale (Gennius Isola 2); Gibus at the Roncesare restaurant in Formia and at Villa Caribe in Spigno Saturnia, among the projects published on its website.

Pergolas for beach clubs and seaside venues: wind, salt air, concession

A pergola for a beach club must withstand wind and salt air and be covered by the club's maritime concession and permits. The coast is state maritime property: every structure needs authorisation.

  • Building and landscape: seasonal works, removed within 180 days including set-up and dismantling, are permit-free with a notice of works (art. 6, letter e-bis, Decree 380/2001); for the landscape, A.17 covers removable awnings, platforms and shading, and B.26 kiosks and cabins.
  • Salt air: Gibus declares aluminium painted in Qualicoat-certified plants with a Seaside pre-treatment; Pratic, Qualicoat Seaside pre-treatment; KE, hidden stainless-steel screws on Keplan and Isola 2 and, for the Kheope sail, stainless steel resistant to the elements and salt air.
  • Wind: for KE the EN 13561 standard applies and the class is the one declared for each model (Kedry Skylife, Kedry Prime, Kedry Plus, Keplan, Isola 2, Gennius Vega and Xtesa: class 6 declared; Kedry Neos class 5; Hydra class 3). Gibus declares class 6 for the Nivo tension awning; Pratic reports class A1 from the Istituto Giordano for its Slide Glass 60 glass walls. For each model we request the declaration of performance from the manufacturer and state the class in the quote. Wind and rain sensors close the blades on their own.

Rules differ from concession to concession: we read the deed with you before the design. The comparison of coatings, wind classes and sensors for the three brands, in a single table, is in the guide Gibus, KE or Pratic. On the sea we work in Anzio and Nettuno and on the Lazio coast; wind and snow are covered in the guide to bioclimatic pergola maintenance.

Winter enclosures: clear zip screens, glass walls and heaters

A venue pergola has a long season if its sides can be closed: clear PVC zip screens and sliding glass walls shield from wind and driving rain. They do not make an insulated room: you need heat and fresh air.

Clear zip screens
They close a side and keep the view: Cristal for Gibus, clear Vertika for KE, clear PVC for Pratic.
Sliding glass walls
Toughened glass of 10 or 12 mm on multi-track rails: Gibus Vetrate VEPA, KE Line Glass, Pratic Slide Glass 60.
Heating
Gibus lists heaters among its accessories; KE offers MORE FTA-e underfloor heating and MORE VMC ventilation, to be combined with Kedry Skylife, Kedry Prime and Isola 3; for Pratic, heaters are third-party supplies, stated in the quote.

Screens and glass walls are movable protections: a pergola closed permanently on all sides and used as a dining room in every season leaves permit-free work and must be checked with the municipality before ordering, as the guide to permits explains. On public land, municipal regulations may set their own limits on vertical enclosures. Details: pergola enclosures, glass walls and zip screens.

Stone, floors and serving surfaces: one design

A venue pergola is not added after the floor: being stonemasons as well as installers, our technical office in Aprilia draws in 3D the pergola, stone floor, serving surfaces, swimming pool and, where needed, outdoor kitchen, on the same levels.

An outdoor kitchen is outdoor furniture, but fixed installations, permanent use of the space or a pergola closed on every side call for the municipal technician's opinion first: we say so at the design stage. Further reading: outdoor kitchen under a pergola.

Documents to ask the manufacturer for a venue

A food-service business has a technician who follows the paperwork and, at times, a municipal office that asks for documents. For each pergola we collect from the manufacturer and hand to your technician:

  • the technical data sheet of the model, with the maximum sizes and classes declared;
  • the manufacturer's declarations: Gibus has its "Dichiarazione del Fabbricante" (manufacturer's declaration), KE its "Dichiarazione di Prestazione" (declaration of performance), both requested with the code printed on the hologram of the use and maintenance manual; for Pratic we ask the manufacturer directly for the documentation;
  • the documentation of the fabrics, starting with the flame-retardant ones, when the venue needs it;
  • the use and maintenance manual, which we hand over at testing together with the instructions for motors, sensors and controls.

Installation in a venue: survey, design and site work without stopping service

The process (free survey, checking the rules, 3D design, quote, installation and testing) is the one we follow on every job and is set out in full in bespoke pergolas. In a venue three things change:

  • The calendar: days and hours on site are agreed with you, to limit the impact on service; the Michelessi team fits the pergola, a qualified electrician makes the connection, and timings are set in the quote after the survey.
  • The type of land: at the survey we note whether the space is private, public or maritime, because that decides which title to apply for before ordering.
  • The paperwork: it stays with the venue owner, normally with a qualified technician; we provide the survey, drawings, technical data sheets and manufacturer declarations.

From our showroom in Aprilia, Via Pontina km 45.350, we reach venues in Rome, Latina, Aprilia, Pomezia and Ardea, Anzio and Nettuno, the Castelli Romani, the Pontine coast and Frosinone.

What a venue pergola costs and which deductions exist

The price depends on the project, not on a per-square-metre rate: structure, roof, fitting, anchoring, water management, motors, accessories, enclosures and after-sales care all count. After the survey you receive an itemised quote, to compare with others on the same drawing; the items are explained in how much a bioclimatic pergola costs.

Deductions for solar shading have requirements set by ENEA, the national energy agency, and do not apply automatically to every pergola: for a business, check with your accountant. Requirements, rates and deadlines are in the guide to tax deductions for awnings and pergolas.

The survey and the quote are free in Aprilia, Rome, Latina and throughout Lazio: Michelessi SRL, Via Pontina km 45.350, Aprilia (Latina); phone and WhatsApp +39 06 9275383.

Frequently asked questions

Frequently asked questions

Do I need a permit for a bioclimatic pergola in a restaurant's dehors?

It depends on where the dehors stands. On private land a pergola with blades or a retractable fabric roof, attached or annexed to the venue, in many cases falls under permit-free work (art. 6, letter b-ter, Decree 380/2001), provided it stays an open space and municipal rules, restrictions and, in a condominium, the building rules allow it. On public land you always need the municipality's concession. We tell you at the design stage, before you order.

Can an anchored pergola be installed on public land?

The public-land occupation concession is a separate title, with a fee and rules set by the municipality. In its permit guide Pratic indicates, for public land, only demountable structures not fixed to the ground. An anchored pergola is a fixed structure: we read your municipality's regulation before designing and tell you which solution is workable.

What changes in Rome for the dehors of bars and restaurants?

In Rome the regulation on public-land occupation by food-service businesses was approved by the Capitoline Assembly on 6 March 2025 (resolution no. 118) and amended on 15 December 2025, which set 31 March 2026 as the deadline for adjustment applications. It is applied by the districts (Municipi) and, in the centre, by the Sovrintendenza. Always check the version in force on the municipality's website.

Can a bioclimatic pergola withstand the wind and salt air of a seaside venue?

It depends on the model and the site: it must be chosen and anchored for that location. Manufacturers declare coatings for marine environments (Qualicoat with Seaside pre-treatment for Gibus and Pratic) and KE states the wind-resistance class of the EN 13561 standard model by model: class 6 declared for Kedry Skylife, Kedry Prime, Kedry Plus, Keplan, Isola 2, Gennius Vega and Xtesa; class 5 for Kedry Neos; class 3 for Hydra. Sensors close the blades in wind and rain. We state the model, anchoring and wind class in the quote.

Can the venue's pergola be closed for winter with zip screens and glass walls?

Yes, with clear PVC zip screens or sliding glass walls: they are movable protections that open fully. If the pergola is closed permanently on all sides and used as a dining room in every season, it leaves permit-free work and must be checked with the municipality. On public land, municipal regulations may set their own limits on vertical enclosures.

Which pergola brands do you install for restaurants and hotels?

We resell and install Gibus, KE Outdoor Design and Pratic, three Italian manufacturers with louvred bioclimatic pergolas, retractable-fabric pergolas, awnings and enclosures. Gibus also declares flame-retardant fabrics, with a higher grade for restaurants and hotels. The choice depends on area, wind and use, and is made at the survey, together with the 3D design.

How much does a pergola for a venue cost?

We do not give per-square-metre figures, because the price depends on the project: structure and roof, fitting and anchoring, water management, motors and accessories, enclosures and after-sales care. After the free survey you receive an itemised quote, to compare with others on the same drawing. The items are explained in our guide "How much does a bioclimatic pergola cost".

Do tax deductions apply to bars and restaurants too?

It depends on the product and on who buys it. Deductions for solar shading have requirements set by ENEA and do not apply automatically to every pergola. For a business, check with your accountant; requirements, rates and deadlines are in our guide on deductions.

Who deals with the paperwork for the dehors?

The paperwork remains with the venue owner, who normally relies on a qualified technician. We provide the survey, drawings, technical data sheets and manufacturer declarations, and check the rules with you before ordering: building, landscape, municipal regulations, public-land concession, condominium.

How is the installation organised without stopping service?

Days and hours on site are agreed with you, to limit the impact on service; our own team fits the pergola and a qualified electrician makes the electrical connection. We do not promise timings before the survey: they are set in the quote, based on the project, the model chosen and the season.

Which parts of Lazio do you cover for venues?

From our showroom in Aprilia, on the Via Pontina between Rome and Latina, we serve Rome and its province, Latina and Cisterna, Pomezia and Ardea, Anzio and Nettuno, the Castelli Romani, the Pontine coast and Frosinone. The survey and the quote are free throughout Lazio.
